Company summary

Supermarket Income REIT owns grocery properties leased mainly to leading UK supermarket operators. The portfolio is focused on stores that support both physical shopping and online fulfilment, providing long leases and largely inflation-linked rental income.

02

Key activities

Acquisition and ownership of supermarkets and omnichannel grocery properties, long-term leasing, asset management, refinancing and selective portfolio recycling.

03

Key markets

The United Kingdom grocery property market, with tenants including major national supermarket operators.

04

Key drivers

Rental growth, inflation-linked leases, supermarket tenant strength, property yields, acquisitions, debt costs and the share-price discount to NAV.

05

Key risks

Interest rates, property valuation falls, tenant concentration, supermarket restructuring, refinancing costs, acquisition risk and a persistent discount to NAV.

06

Recent Developments

July 2026: the company completed a £445m debt refinancing and raised about £100m of new equity to support further acquisitions, including three supermarkets acquired for £118m. The combination of lower financing costs, portfolio expansion and inflation-linked rents should be important to earnings and dividend cover into 2027.

07

Dividend notes

The REIT pays quarterly dividends, principally as Property Income Distributions. The FY2026 target was 6.18p per share, paid as four 1.545p quarterly instalments; the latest went ex-dividend on 23 July 2026 and is payable on 21 August.
