Ownership, development and operation of student accommodation, university partnerships, property development, asset management and selective acquisitions and disposals.

03

Key markets

Major UK university cities, serving domestic and international students and higher-education institutions.

04

Key drivers

Student numbers, university enrolments, occupancy, rental growth, development completions, international student demand, property values and financing costs.

05

Key risks

Falling international student demand, university financial pressure, lower occupancy, property valuation declines, higher interest rates, development costs and changes to immigration or education policy.

06

Recent Developments

28 July 2026: first-half adjusted earnings were £142.0m, adjusted EPS 27.1p and EPRA NTA 865p per share, while management maintained FY2026 EPS guidance of 41.5-43.0p. Weaker international postgraduate demand is a current headwind, making booking levels for the 2026/27 and 2027/28 academic years especially important.

07
