Vistry Group is a UK housebuilder focused increasingly on partnership housing, working with housing associations, local authorities and institutional investors as well as selling homes privately. Its strategy is being reshaped after operational and accounting problems weakened profitability and confidence.

02

Key activities

Residential development, affordable and partnership housing, land development, construction and sale of private homes and delivery of homes for institutional and public-sector partners.

03

Key markets

The United Kingdom housing market, particularly affordable and partnership-led developments.

04

Key drivers

Housing demand, partnership contracts, land availability, build costs, planning, cash generation, margin recovery and demand from housing associations and institutional investors.

05

Key risks

Execution failures, cost overruns, weak housing demand, planning delays, high working capital, supplier confidence, accounting controls and reputational damage.

06

Recent Developments

8 July 2026: Vistry warned of an expected first-half pre-tax loss of about £30m after a roughly £50m charge linked to measures designed to improve cash generation. It is simplifying the business, reducing overheads by around £25m annually and targeting more than £100m of year-end net cash; half-year results due in September will be important for the 2027 recovery case.

07

Dividend notes

Vistry currently operates share buybacks instead of ordinary dividends and has not paid a dividend since 2023. The Board reviews capital returns twice yearly, but cash generation and balance-sheet repair presently take priority over reinstating a regular dividend.
