Company summary

Workspace Group is a London-focused commercial property company providing flexible office and business space to small and medium-sized companies. It owns a distinctive portfolio of multi-let properties, many with redevelopment and refurbishment potential.

02

Key activities

Ownership and letting of flexible office and business space, refurbishment, redevelopment, active leasing and selective property disposals.

03

Key markets

London, serving SMEs, creative businesses, technology firms and other occupiers seeking flexible commercial premises.

04

Key drivers

Occupancy, rental growth, customer demand, asset disposals, refurbishment returns, property values, financing costs and London SME activity.

05

Key risks

Weak office demand, property valuation declines, higher interest rates, tenant failures, rising operating costs, development execution and activist pressure.

06

Recent Developments

2026 has brought a major strategic reset under new management, shifting Workspace toward an earnings-focused model and planning around £200m of lower-conviction asset sales. The dividend has been reduced and activist shareholder Saba has built a significant stake, making disposals, occupancy and delivery of the new strategy key 2027 issues.

07

Dividend notes

Workspace pays semi-annual dividends and operates as a REIT. The FY2026 interim dividend was 9.4p, paid on 2 February 2026; the 16.7p final dividend went ex-dividend on 2 July and was paid in early August, taking the full-year total to 26.1p, down from the prior year.
